For homeowners, it’s important for the safety of your home, and for landlords annual gas safety inspections are a legal requirement, so each appliance in your rental property must have an up-to-date Landlords Gas Safety Inspection CP12.

If a gas appliance isn’t properly serviced or maintained, not only may it be performing poorly, but it could be highly unsafe, as faulty or damaged equipment may emit lethal carbon monoxide (CO) fumes, putting your tenants at serious risk.

Carbon monoxide (“CO”) alarms

HSE strongly recommends the use of CO alarms as one useful precaution to give tenants advance warning of CO in the property. Importantly alarms should not be regarded as a replacement for regular maintenance and safety checks by a Gas Safe registered engineer.
